Many Manufactured/Mobile Home Parks in Florida operate on a “Land Lease” basis. You will be purchasing the home, but not the land it sits on. Lot Rent is your monthly rent payment to the park for the land you are permitted to use.

 

At closing, you will sign a lease agreement with the park for your specific lot.

This will depend on the community you are moving into, but often times lot rent can include: Taxes, Water, Sewer, Yard Mowing, Garbage Pick-up, Clubhouse Activities and Community Facilities, Use of Fitness Center/Gym, Senior Retirement Community, and more.

Premium lots typically have higher Lot Rent than other lots. Oversized or waterfront lots will commonly incur premium pricing.

All Purchase Agreements are contingent on a buyer receiving park approval.

 

To maintain the quality & safety of the community, and to ensure applicants have the financial means fulfil their lease agreements, all buyers will undergo a credit and background check.

If you plan on being away for several months of the year, there is great piece of mind in having your home: in a gated community, where the yard is maintained for you, and nearby residents can conveniently check on the property for you.

The low prices are very attractive. It is not uncommon to find a 2-3 bedroom home for less than $50,000. The low cost makes having a second home in Florida a possibility for many individuals.
